A property bought with clean papers — and the residence or citizenship file that follows it
You buy with every document in place: title checked by a licensed partner, money the bank credits without a hold, the DAB and SPK valuation ready for the land registry, a power of attorney if you do not fly. Then the residence permit on the property ground, or the citizenship-by-investment track with a licensed partner. One manager, weekly status.
Who this is for
Buyer who will live in the property
You want a home in Türkiye and a residence permit on the property ground, with the bank, the land registry and the Directorate reading one consistent story.
Investor on the citizenship-by-investment track
The purchase must meet the conditions set by regulation and carry the three-year annotation; the family file follows. You want the sequence run by one manager with a licensed partner.
Remote buyer who cannot attend
You will sign through a power of attorney made abroad or at a Turkish consulate and need apostille, translation and the land registry appointment coordinated without a wasted trip.
What you have at the end
At the end you hold the title deed with a file behind it: due-diligence notes from a licensed partner on title, encumbrances and iskan, the SPK valuation report, the bank’s Döviz Alım Belgesi in your name, the accepted source-of-funds file, the DASK policy, the notarised translations and power of attorney, and — by track — a complete residence permit dossier on the property ground or the investment file prepared with the licensed partner. One indexed folder, one manager.

How the work runs
Week 1 · Property and money plan
We take the property details and your funds history, the partner lawyer opens the title checks, and the bank receives your source-of-funds file and the remittance text before a single transfer is sent.
Weeks 2–4 · Funds arrive, DAB and valuation
The transfer lands on your own account with the property named, the bank sells the currency and issues the DAB, and the SPK valuation is ordered through the land registry system.
Weeks 3–5 · Power of attorney and notary
If you do not attend: power of attorney at a Turkish consulate or abroad with apostille and translation. Passport translation, photos and DASK prepared; sworn interpreter booked for signing.
Weeks 4–6 · Land registry
Appointment requested through Web-Tapu, documents uploaded, fees paid in your name, deed signed before the registrar with a sworn interpreter. The three-year annotation is entered where the citizenship track applies.
After the deed · Permit or citizenship
Residence permit dossier on the property ground prepared for your e-ikamet application, or the investment file handed to the licensed partner who files the citizenship application. We keep the folder and the calendar.

Questions
Why does the money have to go through a Turkish bank first?
Since 24 January 2022 a buyer who is not a Turkish citizen pays in foreign currency, sold to a bank in Türkiye before the title transaction. The bank issues the Döviz Alım Belgesi in your name with the lira equivalent; the registry records the sale at not less than that amount and the valuation. The transfer must reach your account.
What will the bank ask before crediting the transfer?
For property money: the sale deed or preliminary contract, your relationship to the sender and a source-of-funds file that reconciles to the amount — sale documents, statements, tax returns. Foreign official papers carry an apostille and a sworn translation. We agree the remittance text and the documents with the bank before you send.
Can I buy without coming to Türkiye?
Yes, through a power of attorney naming the property, drawn up at a Turkish consulate or abroad with apostille and Turkish translation. The attorney signs at the land registry; a sworn interpreter attends where a party does not read Turkish. The bank, however, normally identifies the account holder in person — plan one visit for that stage.
How does the citizenship-by-investment track work?
Citizenship by property investment is an exceptional route under Law No. 5901: the purchase must meet the minimum amount set by regulation — verify the current figure before you buy — and the land registry enters an annotation that the property will not be sold for three years. The licensed partner files the application; ROSTU prepares and coordinates the file.
